Offices for Five Valleys Land Trust

Due to extensive, and multiple renovations to the original balloon framed building over the years the exterior walls have been extensively re-built. The walls have been furred out to accommodate 7″ of dense pack cellulose insulation. This method of adding R value to the walls reduces thermal bridging in the wall assembly and increases the R value of the walls to R28 using very little rigid foam insulation.
80 plus years of re purposing a building can take a toll on the framing (note the original building has no exterior sheathing. corrugated tin over fiberglass batts….
In cooperation with Moretti Architecture and Reineking Construction Sustainable Building Design is renovating a 80+ year old warehouse building in Central Missoula into new office space for Five Valleys Land Trust. The existing structure is the East portion of the Montana Natural History Center. The building will be gutted to the studs. All demolition waste will be either reused or recycled. The renovated structure will incorporate a number of energy efficient features including R28 Walls,R45 ceiling insulation, Serious 525 Windows, and energy efficient lighting and HVAC systems. The existing structure is somewhat of an eyesore, and will be re-clad in steel and stucco siding. Check back for updates as the project is currently under construction.
